Abandoned Bonded station up for bid with Chicago real estate firm

By Dillon Carr, Staff ReporterMANSFIELD — The abandoned gas station on the corner of Marion Avenue and Wood Street opened for bidding through a Chicago realty firm Thursday morning.
Mayor Tim Theaker said it used to be a Bonded Station.
According to NRC Realty and Capital Advisors, the 19,320 square-foot site also includes a 375 square-foot building.
The realty firm provides services to convenience store and petroleum industries and, according to a press release, “specializes in the accelerated sale of commercial and residential real estate.”
The press release said NRC is selling six additional retail sites in Edison, Ravenna, Newark, Akron, Coshocton and Marion. All the sites used to be gas stations.
However, due to dated zoning restrictions, Building Codes and Permits Manager J.R. Rice said the gas station site cannot be another gas station. Rice did not know exactly when the gas station became abandoned.
“But it’s been at least 15 years,” he said.
The parcel, which includes three combined properties, is zoned as a B1 Neighborhood Business District meaning prospective businesses could be a convenient store, a laundromat, a dry cleaning store or a beauty shop, Rice said. The buildings cannot exceed 5,000 square-feet.
Rice issued a "buyer's beware," however.
“Any business that buys it has to deal with the EPA because of the possibility of underground storage tanks and possible ground contamination,” Rice said.
NRC Media Vice President of Marketing Tracey Suppo said the selling process will be through a “sealed bid sale,” meaning there is no starting bid and the seller has the right to decline offers.

Bids are due no later than Oct. 27, 2016.
